THE AFFORDABILITY DESK

What would you like to work out?

UNDERSTAND YOUR RANGE

Borrowing power.
Buying comfort.

Your modelled range is limited by whichever constraint is tighter. A higher salary cannot replace purchase cash, and a bigger deposit does not make a monthly payment comfortable.

01

Room to repay

We use the smaller of your debt-burden headroom and take-home income left after commitments, living costs and your savings buffer. The stressed payment determines the loan capacity.

02

A cash-backed purchase

Your property budget keeps the cash reserve untouched and allows for the deposit and entered Dubai purchase costs. Loan-to-value limits change with purchase type and value.

03

Evidence behind the income

The reference finance ceiling is seven years of annual income for expatriates and eight for nationals. Self-employed applicants need verified sustainable income; this model makes no automatic employment-based approval.

THE DETAILS THAT MATTER

Before you
make a commitment.

Does this prove I am eligible?

No. The result is a planning estimate. A bank checks credit history, verified income, all commitments, age, retirement, valuation and product requirements. Pre-approval is a separate process.

Why use a 50% debt-burden assumption?

This conservative model uses the general Article 3 mortgage rule. Article 5 allows different treatment for qualifying guaranteed national housing programmes. Those concessions and lender-specific exceptions are excluded; confirm the applicable treatment with your lender.

What loan-to-value limits does the model use?

First owner-occupied homes up to AED 5 million: 80% for resident expatriates and 85% for nationals; above that value: 70% and 75%. Subsequent / investment: 60% and 65%. Off-plan: 50%. The non-resident profile uses ADCB’s 50% / 15-year example, not a universal rule.

How are fixed and Islamic rates treated?

Scheduled payments assume the entered rate throughout the term, even when the real offer resets later. Stress uses a separate post-introductory rate assumption. Islamic contracts may have a different schedule; confirm the bank’s full payment illustration.

Can Thumani AI be connected later?

Yes. This page currently has a guided helper. A live AI assistant needs a hosted service, appropriate privacy controls and a securely configured provider connection. It should explain the calculator rather than make approval decisions.
