A MORE CONSIDERED WAY HOME

A plan that fits you

Start with how you live.
Then work out how to buy.

Your comfort comes first

Look beyond the maximum you might borrow. Consider a monthly commitment that leaves room for everyday life and future plans.

The details deserve attention

Review the rate structure, term, fees and conditions together. A headline rate is only one part of the decision.

The property is part of the plan

Your circumstances and the home you choose both matter to a lender. Keep the property and financing conversations connected.

The options, explained

Find your way through
the financing language.

Start with the structure. Then discuss the lender’s actual terms for your circumstances.

01 / RATE STRUCTURE

Know the initial period.
Plan for what follows.

A fixed-rate period keeps the interest rate unchanged for an agreed time. Check the rate that applies afterwards, along with the costs of switching or settling early.

Agreed fixed periodReview the next rate
What to understand
The length of the fixed period and the payment during it.
What to look ahead to
The follow-on rate and what it could mean for your repayments.
What to ask for
A written breakdown of the terms, charges and early settlement conditions.
02 / RATE STRUCTURE

Understand the movement.
Leave room in the plan.

A variable rate can change with a benchmark such as EIBOR, plus the lender’s margin. Your repayments may change too. Review how often the rate resets and any minimum rate in the offer.

Benchmark + marginReviewed at set intervals
What to understand
The benchmark, margin and any rate floor.
What to look ahead to
How an increase in rates could affect your monthly commitment.
What to ask for
The reset schedule and a repayment illustration using different rates.
03 / FINANCING FRAMEWORK

A different framework.
The same need for clarity.

Islamic home financing uses Sharia-compliant arrangements. Depending on the product, profit rates can be fixed or variable. Ask the provider to explain the contract, payment structure and ownership arrangements.

Financing arrangementProfit & payment terms
What to understand
The provider’s contract and how the financing is structured.
What to look ahead to
Profit-rate changes, where applicable, and the full payment schedule.
What to ask for
The Key Facts Statement, applicable charges and settlement terms.

Rate structure and financing framework are different choices. Islamic products may also have fixed or variable profit rates. Availability and terms depend on the provider.

Talk through the differences

The whole picture

There’s more to the plan
than the monthly payment.

Make space for the money you need at the start, at completion and while you own the home.

01

Your starting funds

  • The deposit

The amount you contribute from your own funds.

  • Purchase costs

Allow for registration, transfer and any transaction charges that apply.

  • A little breathing room

Keep moving costs and your household reserve in view.

02

Arranging the financing

  • Lender & adviser charges

Ask which fees apply and when they are payable.

  • Property valuation

The lender may require a valuation of the home.

  • Insurance or takaful

Confirm the required cover and how its cost is calculated.

03

Living with the commitment

  • Monthly repayments

Understand today’s payment and how it could change.

  • Owning the home

Plan for service charges, upkeep and recurring household costs.

  • Changing the plan

Review overpayment, early settlement and refinancing conditions.

Ask for a personalised written cost breakdown before committing. Fees, required cover and financing conditions vary by lender and transaction.

Useful answers

Before you choose.

Ask us another question
Where should I begin if I have not found a home?

Start with your budget and circumstances. A pre-approval conversation can help you understand your borrowing options before making a shortlist. The lender still needs to assess the specific property before final approval.

Can I enquire as a self-employed buyer or a non-resident?

Yes. Some lenders consider eligible self-employed applicants and buyers living outside the UAE. The criteria, documents and available products vary. Share your circumstances so the relevant requirements can be discussed.

How much deposit will I need?

The required contribution depends on the lender, your profile and the property. Purchase costs also need to be budgeted for separately. Ask for a breakdown specific to the proposed purchase.

Should I choose a fixed or variable rate?

Discuss the fixed period, follow-on rate, potential payment changes and fees in the context of your plans. There is no single choice that suits everyone. Review the lender’s written terms before deciding.

Does pre-approval mean my financing is guaranteed?

No. Pre-approval is conditional. Final approval depends on the lender’s checks, the property and valuation, current documents and any changes in your circumstances.

Can I repay early or refinance later?

These options depend on the financing agreement. Check the applicable fees, limits and conditions first. A new application or valuation may be needed when changing lenders.
