YOUR BUYING JOURNEY

Five steps.
One considered decision.

Explore the stages in order, or go straight to the part you need. The sequence may vary with the property and financing arrangement.

01

Know your comfortable range.

Start with your own finances before starting with a listing.

Explore affordability

Decide how much cash you can commit while keeping a reserve for everyday life and unexpected costs. Put the deposit, transaction costs, lender fees and moving expenses into the same budget. Then consider ongoing payments, service charges and maintenance.

If borrowing, discuss your income, existing commitments and documents with a mortgage adviser. Ask about the lender’s pre-approval conditions and expiry date. A preliminary indication does not confirm the property or final loan terms.

  • Compare a comfortable monthly budget with your estimated payment.
  • Keep a separate list of one-off and recurring costs.
  • Understand what would happen if a valuation is below the agreed price.
Take this question with you“What total cash will I need, and what should stay in reserve?”
02

Choose what matters to you.

A useful shortlist reflects your life, as well as your budget.

Explore area guides

Write down your essentials and the things you can compromise on. Think about travel, bedrooms, outdoor space, parking and the timing of your move. Visit the community and the property, where possible, rather than relying only on photographs.

For a ready home, ask about its condition, occupancy and running costs. For an off-plan home, review the specification, project information and payment timetable. Compare homes on a consistent basis and make notes after each viewing.

  • Use three priorities to keep the shortlist focused.
  • Ask about building management and current service charges.
  • Compare similar properties and completed transactions where available.
Take this question with you“Which trade-offs would I still feel comfortable with a year from now?”
03

Bring the paperwork into view.

The details deserve attention before you commit.

Open the document desk

Ask the relevant adviser to confirm ownership, the seller’s authority, outstanding obligations and the documents needed for your specific transaction. Understand the occupancy position and any arrangements that affect possession of a ready property.

For off-plan, confirm the developer, project registration, designated payment arrangements and the written contract. Dubai Land Department’s project enquiry can help you research project information. Review what is being sold, the promised specification and how the agreement addresses changes or delays.

  • Match the property details across documents.
  • Raise unanswered questions before paying or signing.
  • Confirm the payment recipient through verified channels.
Take this question with you“What still needs to be confirmed before I can make an informed commitment?”

04

Make the terms clear.

Price, timing and responsibilities should work together.

Understand pre-approval

Before signing, understand the agreed price, deposit arrangements, completion dates and the responsibilities of each party. Ask what happens if financing, valuation or another condition is not satisfied. Get an explanation of any clause you do not understand.

If using a mortgage, the lender assesses the application and property. Central Bank regulations require an independent property valuation before an irrevocable commitment to lend. Keep your purchase timetable aligned with the lender’s requirements and the seller’s position.

  • Record agreed conditions and deadlines in writing.
  • Confirm fees and who is responsible for each payment.
  • Ask about the consequences of withdrawal or a missed deadline.
Take this question with you“Are my financing conditions and the purchase deadlines aligned?”

05

Prepare for the handover.

Completion is a milestone. Make the practical next steps ready.

Discuss your next step

Confirm the registration process, funds, documents and attendance arrangements with the professionals coordinating your purchase. Requirements differ by emirate and transaction type. Dubai Land Department publishes sale-registration services and their requirements.

Agree how keys, access cards and possession will be handed over. For a newly delivered property, organise the inspection and record any issues through the relevant handover process. For any home, plan utilities, insurance, building access and moving arrangements.

  • Keep copies of the executed agreements and registration records.
  • Confirm outstanding payments and agreed handover items.
  • Leave time and budget for settling into the home.
Take this question with you“What needs to be ready on completion day, and who is coordinating it?”

MY PREPARATION CHECKLIST

THE DOCUMENT DESK

Keep the details
close at hand.

Your adviser, lender and registration authority will confirm the exact documents needed. This desk helps you organise the first conversation.

Your identity & circumstances

Ask which identity and residency documents apply to you, and whether additional documents are needed if buying jointly, through a company or using a representative.

Keep names and details consistent across your application and purchase documents. Confirm the requirements for your emirate and ownership arrangement.

Your finances, if borrowing

Prepare to discuss proof of income, bank statements, existing debts and the source of your contribution. Employed and self-employed applicants can have different documentation requirements.

Ask your lender for its current list, the periods covered and any certification requirements. Share sensitive documents through a verified channel.

The property & purchase

Organise the ownership or project records, property details, agreed terms, payment schedule and relevant approvals. A ready, mortgaged or off-plan transaction may need a different set of documents.

Ask who obtains each document and when it must be available. Keep a dated record of the latest version of every agreement.

BEFORE YOU BEGIN

Questions worth asking.

Ask our team
Should I choose a property or arrange financing first?

Establish a realistic budget early. If you need a mortgage, discussing your circumstances before making a commitment can help identify conditions and documents. The lender will still need to assess the particular property and final application.

Is a mortgage pre-approval the final approval?

No. Read the conditions and validity period in the lender’s letter. Final lending depends on the lender’s remaining checks, including the property and valuation, and the terms it issues for your application.

Are the steps identical throughout the UAE?

The preparation principles are useful across the UAE, but ownership rules, registration procedures and fees vary by emirate, property and transaction type. This guide links Dubai process references; confirm the requirements with the relevant authority for your purchase.

Can Thumani help if I am still choosing an area?
