Thumani / Refinancing

Same home.
A fresh look at the finance.

Your property plans can evolve. Review your existing loan alongside a new proposal, with the payment, remaining term and cost of switching in the same picture.

Begin with your reason

What would you
like to review?

A review can be useful even if you decide to stay with your current provider.

01

An approaching rate change

Understand what follows your current pricing period and compare it with the written terms of a new offer.

02

A different monthly commitment

Look at the payment alongside the repayment period. Extending the term can increase the total cost.

03

A change in your plans

Consider how the finance fits your intended ownership period, cash flow and need for flexibility.

A first look at the numbers

A lower payment.
What about the switch?

Use quoted monthly payments and your total upfront switching costs for a simple cash-flow comparison.

How this estimate works

Monthly difference = current payment − proposed payment. Cash-flow difference over the period = monthly difference × months − upfront costs. Cost recovery = upfront costs ÷ monthly reduction, rounded up to a whole month. Both loans must continue throughout the selected comparison period. The 300-month limit is the UAE maximum mortgage term, not a bank approval.

Include the full switching quote: existing-loan settlement, liability documents, mortgage release, new registration, valuation, processing and applicable VAT. The CBUAE home-loan early-settlement fee cap is the lower of 1% of the outstanding balance and AED 10,000; confirm applicable VAT and the actual settlement quote with your lender. Dubai mortgage registration is 0.25% of the mortgage value, with additional applicable charges. These fees are not automatically added: enter them once in the total upfront cost. CBUAE fee limits · DLD registration fees.

Use payment quotes on a comparable basis, including recurring insurance or cover costs. Enter costs paid at the switch; do not include the principal being refinanced. Financed fees belong in the new loan payment, not again as an upfront expense. Promotions and reimbursement timing need separate confirmation.

YOUR CASH-FLOW SNAPSHOT

Start with the two payments.

Enter your figures and compare. The result shows payment differences after upfront costs, not lifetime savings.

Assumes both monthly payments stay unchanged throughout the selected period and both loans continue for that period. The period cannot exceed either entered payment term. Terms are capped at 25 years; individual lender policies may be stricter. Excludes changing rates, outstanding balances and costs not entered. A longer new loan can cost more overall even with a lower payment. Confirm the full comparison with your provider.

Use the same questions on both sides. A headline rate is only one part of the decision.

A review with a clear sequence

From a question
to a considered move.

Keep your current provider and the proposed lender’s requirements in view throughout the review.

Start with our team
  1. 01

    Gather the current picture

Bring your statement, agreement, remaining term and available property documents.

  2. 02

    Review a written proposal

Compare payment terms, total costs and conditions. The new provider still needs to assess your application and property.

  3. 03

    Coordinate the requirements

Confirm the settlement and security-transfer steps with the relevant providers before proceeding.

  4. 04

    Confirm completion

Check when the old finance closes and the new payment begins. Keep meeting current obligations until the provider confirms otherwise.

The details behind the decision

Questions before
you make the switch.

Ask our team
Does a lower payment mean refinancing saves money?

Not necessarily. Compare the repayment term, total cost, outstanding balance and switching charges. The calculator above estimates cash flow only.

Can I review my terms with my current provider first?

Yes. Ask what options it can consider and compare any written proposal with a new provider’s offer.

Is a new valuation or application needed?

The new provider determines its assessment and property requirements. Ask what valuation, income and other records it needs for your proposal.

Are switching costs always reimbursed?

No. Any promotion has its own conditions. Get confirmation of the eligible charges, limits and payment timing.

Can I move between conventional and Islamic financing?

Ask the proposed provider whether it can consider the transaction. Review the new structure and settlement requirements rather than assuming a transfer is available.
